Upon reaching a formal agreement on the price, we will proceed with signing all necessary RERA forms and the sales purchase agreement. Once we reach a formal agreement on the price, we will move forward by signing all required RERA forms and the sales purchase agreement.

PROCEDURE

  • It is important that, seller and buyer both parties should sign a memorandum of understanding (MoU).The buyer must provide a deposit as a commitment to complete the transaction within the agreed timeframe.
  • If the buyer process for home financing, then the bank or finance company will conduct a property survey to ensure a fair sale price, determining the loan amount,that should be sanctioned accordingly.
  • The seller must obtain a liability letter from their bank, and the buyer's bank will settle the for seller's mortgage.
  • Both the parties need to meet at the developer's office to apply for a "No Objection Certificate" (NOC).
  • On settling for any outstanding service charges, the developer will issue the NOC for a fee.
  • The buyer and seller will meet at a registration trustee office appointed by the Dubai Land Department to officially transfer ownership after receiving the NOC.
  • The purchase price is typically paid via a manager's cheque. Once the registration trustee completes all necessary online procedures, a new title deed will be issued under the buyer's name.
